About bigha and biswa in UP

Unlike square feet, gaj, acres and hectares (which are fixed, standard units everywhere) bigha and biswa sizes vary by district in Uttar Pradesh. The figures above use the common convention for the Lucknow/Purvanchal region (1 bigha = 20 biswa = 27,225 sq ft, 1 biswa ≈ 1,361 sq ft). Some western UP districts (around Meerut, Muzaffarnagar, Bulandshahr) use a much smaller bigha, under a third of this size. We don't have confident district-level data for Kanpur specifically, so always confirm the local conversion with your tehsil/revenue office or a local surveyor before relying on it for a real transaction.

Fixed conversions used above

  • 1 square yard (gaj) = 9 square feet
  • 1 square metre ≈ 10.7639 square feet
  • 1 acre = 43,560 square feet
  • 1 hectare = 107,639 square feet

Worked examples

These use only the fixed units above, so they hold everywhere:

  • A 100 gaj plot is 100 × 9 = 900 sq ft, which is about 83.6 square metres.
  • A 30 × 50 ft plot is 1,500 sq ft, which is about 166.7 gaj or about 139.4 square metres.
  • A 200 square metre plot is about 2,153 sq ft, or about 239 gaj.
  • 500 square metres, the size below which a project generally does not need RERA registration, is about 5,382 sq ft or about 598 gaj. See our RERA verification guide.
  • 0.05 hectare, a figure you might see in a revenue record, is exactly 500 square metres.

For a rectangular plot, multiply length by width in the same unit before converting. For an irregular plot, ask for the surveyed dimensions of every side rather than estimating, or get a first estimate by tapping its corners on our plot area map.

Check the area in three places

The same plot often appears in different units in different documents. Before you pay, check that these agree once converted:

  • The sale deed: area and dimensions of the plot being sold, usually in square feet, square metres or gaj.
  • The approved layout or allotment letter: the plot number and its size in the development authority's or developer's plan.
  • The revenue record (khatauni) on UP Bhulekh, for land with a khasra/gata number. Revenue records generally show the area of the whole land parcel, often in hectares, so a plot carved out of it will be a share of that figure.

Small rounding differences are normal. A large gap, or a plot that is bigger on paper than on the ground, needs an explanation from the seller and a check by your lawyer or surveyor.

Why area matters for cost

Area drives almost every cost in a plot purchase. Stamp duty is charged on the higher of the agreed price and the circle-rate value, which is usually worked out from the area. See our stamp duty guide. Development authority charges, map approval fees and construction estimates also start from area. A plot quoted as "1,000 gaj" when it is really 1,000 sq ft is a ninefold difference, so always confirm the unit, not just the number.

Measuring on the ground

  • Measure every side with a tape or have a surveyor do it, and compare with the deed.
  • Check the corners match the layout, especially for corner or road-facing plots.
  • Note any part of the plot covered by a road widening line, drain or easement.
  • Ask whether quoted area includes any share of common roads or parks (it shouldn't, for a plot).

Quick checklist

  • I know which unit the seller is quoting: sq ft, gaj, sq m, bigha or biswa.
  • For bigha and biswa, I have confirmed the local conversion with the tehsil or a surveyor.
  • The deed, layout and revenue record agree on the area.
  • The measured plot on the ground matches the paperwork.
