How to check LDA / KDA approval of a plot in Lucknow and Kanpur
A seller saying “LDA approved” or “KDA approved” is a starting point for checking documents. Match the approval to the exact land and plot before paying a booking amount.

What layout or map approval means
A sanctioned layout is the authority-approved arrangement of a development: its plots, roads, open spaces and other uses. A building map concerns construction on a particular site. Ask which document the seller means by “map approved”; a brochure drawing or application receipt does not establish that sanction was granted.
Read the approval letter together with its drawing and conditions. The land identifiers, approved purpose and project phase matter as much as the project name. A nearby development with a similar name does not answer whether your plot falls inside the approved boundary.
Keep title, planning approval and RERA registration as separate checks. IGRSUP's buyer precautions advise checking the seller's rights and identifying the land on the ground using the revenue map or colony layout. Approval paperwork alone should not finish your ownership review.
Start with the plot's identity and jurisdiction
Ask for the village, tehsil, khasra or gata number, plot number, area, seller's ownership documents and the complete sanction letter. Khasra or gata details identify the revenue parcel; a developer's plot number identifies a piece within its layout. You need to connect the two.
Nagar Nigam and development-authority areas are not interchangeable labels. Do not infer planning jurisdiction from a municipal tax receipt, postal address or the word “Lucknow” in an advertisement. Take the land details to LDA or KDA and ask whether the parcel lies within its notified development area and who can sanction this development.
If another body is responsible, ask for that body's name and the relevant boundary or jurisdiction record. Do not assume land outside a municipal boundary can be divided into residential plots without further permission. Check the applicable requirements at the office.
Checking LDA approval in Lucknow
- Use LDA's own website, not a dealer's “approved plots” list. Older references include ldaonline.co.in and lda.up.nic.in; if unavailable, check at the LDA office.
- LDA's Downloads Order page lists sanctioned-layout documents and the Lucknow Master Plan. Look for the relevant scheme and land-use material. Individual download links may be unavailable.
- Compare the available record with the seller's approval number, date, village, land numbers and phase. Save the complete document, including the drawing and conditions.
- Ask LDA's planning or map section to confirm the latest sanctioned layout, revisions and whether your specific plot is included. If the online material is incomplete, request the office's procedure for inspecting or obtaining the record.
Checking KDA approval in Kanpur
The older kda.up.nic.in address could not be accessed during this review. KDA's authority website provides map details, sanctioned-layout lists and unauthorised-colony notices. Check the dates and coverage of each list; some cover earlier years.
Find the scheme using its formal name and land details, then compare the sanction with the actual plot. If the list or drawing cannot resolve this, take the papers to KDA's office at Moti Jheel Campus and ask the planning/map section for verification. Ask about revised drawings, approval conditions and any relevant notices.
A missing online entry is a reason to investigate, not a final verdict. Equally, absence from an unauthorised-colony list is not positive evidence of sanction. Obtain the approval record for the land being sold.
Agricultural land, land use and Section 80
If revenue records describe agricultural land but the offer is a residential plot, ask for the actual land-use documents. Under Section 80 of the UP Revenue Code, the Sub-Divisional Officer deals with declarations concerning non-agricultural use. The provision distinguishes existing use under subsection (1) from proposed future use under subsection (2).
The published provision expressly says a subsection (2) declaration does not itself change land use. Therefore, “Section 80 done” is not enough information. Have the tehsil/SDO office verify the order, subsection, covered area and current effect. Ask the planning authority separately about permitted land use and layout or building permissions.
Match the order's land numbers and area to your purchase. If it covers only part of a holding, ask the office to identify that part. Do not rely on a promise to arrange conversion after you buy.
Red flags and your before-payment checklist
Pause if the seller offers only a cropped approval image, calls an application “approval”, shows another phase's map, or demands payment before sharing documents. These are reasons for further checks, rather than proof of fraud.
- Confirm the competent authority and exact land identifiers.
- Match the sanction letter, latest layout, plot location and area.
- Check roads and open spaces on the drawing against the site.
- Verify agricultural-use declarations and planning requirements separately.
- Review the seller's ownership chain and authority to sell.
- Check the relevant project on UP RERA; follow our RERA verification guide.
Use the plot-size converter to compare units, then reconcile the result with the documents. For local preparation, read our Lucknow and Kanpur guides. Budget separately using the stamp-duty guide, with the payable amount confirmed at registration.
Frequently asked questions
Does a registered sale deed prove LDA or KDA approval?
No. Check the sanctioned layout and approval letter separately. IGRSUP also tells buyers to verify ownership records and physically identify the property before registration.
Is Nagar Nigam tax payment enough to prove approval?
Do not treat a municipal tax receipt as a layout sanction. Ask which authority has planning jurisdiction over the exact village and land parcel, then verify the relevant approval there.
Does every Section 80 order allow residential construction?
Do not assume so. Section 80 distinguishes existing non-agricultural use from proposed future use. A declaration under subsection (2) does not itself change land use. Have the order and planning requirements checked at the offices.
What if the plot is missing from an online approval list?
Ask the authority to trace the sanction using the approval number, date, village and khasra or gata details. An unavailable page or missing search result alone does not settle the approval status.
