Plot registry process in UP, step by step (2026)

Registry involves preparing and registering the sale deed, then following up on the relevant land records. Use this checklist to organise the papers and office visit without assuming that registration proves every aspect of the plot is clear.

1. Finish the property checks first

Before fixing a registry date, verify the seller's identity, ownership documents and right to sell. Match the physical plot with the revenue map or sanctioned layout. Check previous registered transactions and charges through the appropriate records. These checks follow IGRSUP's published buyer precautions.

Have a property lawyer review any missing ownership link or unclear permission before you commit. For a plotted project, use our UP RERA verification guide.

2. Check the circle rate and valuation

The circle rate is the notified valuation rate for the relevant area and property category. IGRSUP explains that assessed market value is worked out using the District Magistrate's valuation rates; if the stated sale consideration is higher, that higher amount is used for stamp-duty valuation. Read the applicable list and its conditions.

Confirm the exact locality, land category, area unit and applicable adjustments with the Sub-Registrar's office. Do not use another neighbourhood's rate or an old screenshot. The plot-size converter can help compare units, but the deed and valuation must use the correct measured area.

Read our UP stamp-duty and registration-charges guide for the separate cost discussion. Confirm current duty, fees and eligibility for any concession on IGRSUP or at the office; this process guide does not repeat rates.

3. Prepare and check the sale deed

The department provides model deeds and allows preparation by the parties, a licensed document writer or an advocate. For a first purchase, get the draft explained in a language you understand. Agree professional charges before commissioning the work.

Compare names, addresses, ownership shares, property identifiers, boundaries, area, price and payment details against supporting records. Check every page before signing; do not leave blanks for someone else to complete later.

4. Arrange the e-stamp and payment evidence

Start from igrsup.gov.in. The department links authorised e-stamp collection centres, certificate verification and self-printing services. Use the applicable official route and verify the certificate details against your deed before treating payment as complete.

Keep the e-stamp certificate and payment receipts with your application. Stamp duty and registration fees are distinct items. The registration portal specifically instructs applicants to pay the registration fee through Rajkosh within the property-registration application, rather than initiating it separately on Rajkosh. Follow the live instructions to avoid an unmatched payment.

5. Complete the IGRSUP application and appointment

  1. Open the property-registration service on IGRSUP and choose the new-application option.
  2. Select the relevant district, tehsil and Sub-Registrar jurisdiction. Keep access to the mobile number used for the application.
  3. Save the application number and password securely. Enter the deed information carefully; the applicant guidance specifies Hindi entry.
  4. Review names, property details and payment information against the final deed. Use the login to check status or make permitted corrections.
  5. After completing the deed and application, use the property-registration appointment option to select the date and time.

Online submission is a preparation stage. The official applicant instructions require original identity and residence documents at the concerned office. Check unresolved application queries before travelling.

6. Assemble documents and witnesses

Confirm the checklist for your deed and property category at the Sub-Registrar's office. IGRSUP's published document list distinguishes general documents from those needed for agricultural or urban property. Take originals for verification and the copies the office requests.

  • Final sale deed, application details, appointment details and payment evidence.
  • Photo identity, residence proof and photographs as required.
  • PAN details or the applicable declaration, confirmed for your transaction.
  • Property route map and relevant supporting ownership documents.
  • Khasra/khatauni and revenue-map records where applicable; urban-property photographs where required.
  • Applicable transfer permissions or concession-supporting documents.
  • Two identifying witnesses, with their accepted identity documents.

Speak to the witnesses beforehand and confirm their attendance. If a party cannot attend or someone proposes signing through a representative, get the applicable procedure checked at the office before booking.

7. Attend scrutiny and biometric recording

At the office, the deed and application undergo scrutiny. IGRSUP describes statements about execution and consideration, identification by witnesses, and computer capture of photographs and thumb impressions. This is the biometric stage; do not assume an online OTP replaces it.

Answer accurately, check the recorded particulars and complete the required signatures. Keep the official receipt and registration reference. Follow the office's collection or download instructions, then check the returned registered deed and preserve a clear copy.

8. Follow up on mutation or dakhil-kharij

After registry, follow up on updating the relevant land or property record. Ask the tehsil revenue office about revenue-record mutation; for municipal or authority records, check the applicable name-change procedure at that office. Obtain the reference and verify the resulting entry.

IGRSUP says Sub-Registrar offices send certified copies of agricultural sale and gift deeds to the relevant tehsil for mutation. That forwarding does not tell you whether your individual record has been updated.

Timeline and common mistakes

Plan separate stages for document checking, deed preparation, payment, appointment, office scrutiny and mutation follow-up. Ask the offices for current appointment availability and the applicable service timeline. This guide cannot promise a completion date for your transaction.

Avoid rushing to pay before valuation is checked, entering a different area in the application and deed, bringing incomplete witness documents, or assuming registry automatically finishes mutation. Our Lucknow and Kanpur buyer guides can help you prepare before choosing a plot.

Frequently asked questions

Can I complete a normal plot registry entirely online?

IGRSUP accepts the application online and provides appointment booking. Its published instructions still require the office stage, with original identification documents, the parties and identifying witnesses. Confirm any special arrangement directly with the Sub-Registrar.

Does buying below the circle-rate value reduce stamp duty?

For a sale, IGRSUP explains that valuation uses the notified assessed market value or the stated sale consideration if higher. Confirm the current valuation list and applicable calculation before paying.

Do witnesses need to attend the registry?

IGRSUP’s published procedure requires two identifying witnesses to attend with the executants. It describes photographs and thumb impressions for executants and witnesses. Confirm the accepted identity documents before the visit.

Is dakhil-kharij finished when I receive the registered deed?

Do not assume so. Follow up with the office maintaining the relevant land or property record, obtain the mutation reference and verify the updated entry. Registration and mutation are separate follow-up checkpoints.
